Validity & Currency

• All rates are valid until 30th November 2025 and are subject to change thereafter.

• Rates are quoted in US Dollars (US $).

• Rates include:

  • Basic room rate

  • Breakfast

  • 10% service charge

• Meal supplements:

  • Half board: Additional $20 per person

  • Full board: Additional $35 per person

Room Occupancy

• Maximum occupancy per room:

  • Poolside Pavilion: 2 guests

  • Grand Suite: 2 guests

  • The Cave: 2 guests

  • Gate House (Superior Villa): 2 guests

  • Bungalow: 7 guests

• Extra beds: One additional single bed may be provided if arranged in advance.

• Children Policy:

  • Under 10 years: Free accommodation and breakfast

  • Ages 11–17: $30 per child, including breakfast

  • Adults (18+): $40 per person, including breakfast

  • Baby cot: Provided free of charge

• Child limit in group bookings: Maximum 2 young children allowed per group booking. (Exceptions apply for full property rental to ensure a peaceful stay for other guests.)

Check-in / Check-out

• Check-in: From 1400 hrs

• Check-out: By 1200 hrs (midday)

• Late check-out: May be arranged at management discretion.

Transport

• Airport Transfer: US $100 per vehicle (car/van) each way from Bandaranaike International Airport.

Accessibility

• The property includes upstairs rooms and a flight of steps at the main entrance.

• Not fully accessible to guests with limited mobility or handicaps.

Safety

• Guests are responsible for their own safety while on the premises.

• This includes use of the swimming pool and areas such as the lily pond, especially with children.

Smoking Policy

• All rooms are non-smoking.

Booking Confirmation

• A 50% deposit is required to confirm your booking.

• The balance must be paid upon check-out.

• Accepted payment methods: Visa and MasterCard

Cancellation Policy

• 30+ days before arrival: Free cancellation

• 15–29 days before arrival: 50% of the total cost will be charged

• 1–14 days before arrival: 100% of the total cost will be charged

• No-shows / early departures: 100% of the full room rate for the entire booking period will be charged
