Important Information

• Rates are valid until 30th November 2026 and are subject to change thereafter.
• All rates are quoted in US Dollars and include:
  • Basic room rate
  • Breakfast
  • 10% service charge
• Additional meal plans:
  • Half board: +$25 per person
  • Full board: +$40 per person
• All rooms are non-smoking.

Family & Child Policy

• Families with children are welcome.
• Maximum of 2 young children allowed per group booking. Exceptions apply for full property rentals to ensure a peaceful environment for all guests.
• Children under 10 years stay free with breakfast included.
• Baby cot available free of charge.
• Extra guest charges:
  • Children aged 11–17: $40 (includes breakfast)
  • Adults aged 18 and above: $60 (includes breakfast)

Room Occupancy

• Maximum 2 guests in:
  • Poolside Pavilion
  • Grand Suite
  • Cave Room
• Maximum 7 guests in the Bungalow.
• An extra single bed can be arranged upon request (advance notice required).

Airport Transfers

• Transport from Bandaranaike International Airport to Sergeant House: $100 per van/car (each way).

Check-in & Check-out

• Check-in: From 14:00 hrs
• Check-out: By 12:00 (midday)
• Late check-out may be arranged at management’s discretion.

Accessibility Notice

• Sergeant House has three upstairs rooms and a staircase at the main entrance.
• The property is not fully accessible for guests with mobility impairments.

Safety Disclaimer

• Guests are responsible for their own safety while on the premises.
• This includes the use of the swimming pool and supervision of children around the lily pond.

Booking & Payment

• A 50% deposit of the total booking amount is required to confirm your reservation.
• The balance is payable at check-out.
• We accept Visa and MasterCard.

Cancellation Policy

• 30+ days before arrival: No charge
• 15–29 days before arrival: 50% of total booking will be charged
• 1–14 days before arrival: 100% of total booking will be charged
• No-shows or early departures: 100% charge for full reserved period
